One is a large-scale residential development, already granted. Leafy is fair today — what you’re buying is the road that exists once those are built.

The park is real. So is the Poddle running through it, graded “Poor” along here, with the 1-in-100 extent mapped thirty metres from the door. The fringe, not the zone — so this one is a premium and a resale question rather than a repair bill.

93 m² is under the local norm.
Three-beds round there run to about 100 m², and in a market priced by the square metre that gap is most of the valuation — and most of the difference between our estimate and the asking price.
